What are the future plans for 92+ acre site?
The developers who purchased the property from the GSA public auction are currently working hand in hand with the city of Laguna Niguel to gameplan the best uses for the site. This beautiful piece or property has the potential to host an array of new possibilities. What is the Chet Holifield Federal Building?
The Chet Holifield Federal Building, also known as the "Ziggurat," was originally constructed between 1968 and 1971 for North American Aviation/Rockwell International as a manufacturing and office facility but was never occupied by the company. In 1974, the U.S. government acquired the building, which sits on approximately 92 acres of land currently zoned for public/institutional use. Today, the building houses various federal agencies, including the Internal Revenue Service and the Department of Homeland Security. However, due to its federal ownership, the property has not contributed to Laguna Niguel's tax base, depriving the city of potential revenue for schools, police, fire services, and other community needs since its construction over five decades ago.
